Win the fantastic new Property Tribes competition and you could win a FREE place (value £147.00 including VAT, lunch and refreshments) on the fantastic new "Unleash the Blog Within" one day course being run by creative writing expert, Tom Evans and our very own social media maestro, Nick Tadd!

Blogging is the backbone of all your "on-line" visibility. However, other than learning a new tool you need to have some talent. "Un-leash the blog within" will help you see the talent you already have and get your blog up and running, and designed in such a way that it stands out from the crowd!

To enter the competition:

Please write in no more than 120 characters the most important lesson you have learned in property.*

*120 characters is the length of a "tweet" on Twitter, allowing for a Re-Tweet.

By entering this competition, you are giving the organisers permission to tweet your entry on Twitter (I will use your Twitter handle, so please supply it with your entry). You are also giving the organisers permission to use your entry on our web output, such as blogs, mail outs etc., where you will be duly credited.

Should you wish to book onto the course anyway, and you end up winning the competition, we will refund the cost of your course. The next course date is the 25th June, although if this is not convenient, you can book on any future course that is.

This may well be pushing the limits of what’s acceptable in this competition but you do mention creativity in your post:

Take an expert to lunch. You get quality 1-on-1 time for the price of a meal. Way less than a guru seminar.
Confidence, luck, hard work and hope won't make you rich. Do the research, do the sums and have an exit strategy.

The most important lesson I've learned in property is you need to get on the Early Bird List. FOLLOW THE TWEETS!
The most important lesson I have learned in property is probably do not give up - just reinvent yourself - to suit the changing times.

I seem to have done this extremely well over the last 30 years - unfortunately not by design but out of necessity!

- started with a lodger or two (could not afford to pay the mortgage)
- went to the property auctions (I needed to make a big change - if I did not want to work for a boss!)
- then onto "buy - do up - sell/rent" (to make it cash flow - I now only drink "builders tea")
- then into holiday lets (here I love learning the marketing and sales challenge)
- started an accommodation provider network group in Winchester (I can't bear wasted resources - such great accommodation with great owners and not enough bookings not to mention the disappointed guests looking for a place to stay!)
- now I find myself in another valuable real estate business - the internet - web sites and social media.
