Vanessa I'm very glad you are getting affiliate commissions from sponsors. IMHO the site needs sponsorship/ advertising in some form to be sustainable long term. So far you have put an immense amount of effort and no small sum of your own money into developing it and keeping it free. It's clear to me that can't go on for ever without sponsorship and I for one am glad to see ROT promoted here as they seem to offer a worthwhile service tho not one I've tried myself. I'm also pleased to see the Upad logo on the front. The site needs sponsorship to survive and move fwd. Provided that it's clear and declared at the outset that the promotion is in the form of sponsorship then I think only the most curmudgeonly of people could object to it.
I also think you personally deserve some material return on all the time and effort you put in. As you know I organise a property meet, primarily as I perceive a need. I charge admission, and altho partly this goes on costs and refreshments, the rest goes to me as some small recompense for my time and I make no apology for that.

We have invested a great deal of our time in PT for no reward other than we have made some wonderful friends and learned so much ourselves. That is reward in itself. But now, it does need to grow and we do need some finanicial input in order that we can help it grow. Not to pay for our own time you understand, but to pay for new functionality that better serves the community and makes PT an even more rewarding place to hang out. We have already spent approx. £2K of our own money on the new platform that is coming, so I hope people understand why we have chosen to become an affiliate of Rent on Time.
We have also been completely transparent with the fact that there is an affiliate link with Rent On Time. We thank the tribe for their understanding.

So far as I know, The Money Centre was Rent on Times first affiliate. We've been referring dozens of clients to them every month since they opened their doors and we've not had a single client complaint which says a lot to me.
I was introduced to the founder of Rent on Time (Andy Halstead) by the CEO of Towergate (Peter Cullum) back in 2007. At the time Andy was still on the Towergate Board. We've become good friends although, due to distance, we don't meet up as often as we would like.
Congratulations on negotiating an affiliate arrangement with them and I fully support you doing this to fund the continued growth of PT, even though it competes with my own business model to some extent.
One thing you MUST bear in mind with any affiliate arrangement is the ability to track enquiries. I suggest you set up tracking URL's so that your affiliate partners can clearly identity any leads coming from you and remunerate you directly. If you need any help with Affiliate contracts speak to Neil Patterson. Working alongside a specialist contract lawyer Neil created all of our affiliate contracts including the one with Rent on Time contract.
It is vital that you have the right contracts and procedures in place in order to protect the long term viability of the PT community. You are very welcome to have copies of our contracts FOC which have been professionally drafted and tested in law.
Don't learn the hard way as we did. We worked with a company called Alan Boswell Insurance Brokers to develop an insurance scheme produced TMC with over 100,000 a year in renewal income before we knew very much about contract law. When the growth of the scheme started to slow they served 30 days notice in accordance with their contract and have since retained 100% of the renewal commission!
We are recovering from this but it has taken us three years to re-build our insurance book. If you would like to put together an affiliate Block Insurance Policy for PT members please let me know as we could bolt such a scheme onto The Money Centre Insurance Scheme which, as you and many other PT members know, typically results in savings of 30% on annual premiums as a result of leveraging off a huge landlords database. Anything we can do to help PT grow can only be of mutual benefit to PT and it's members.

You have a point there RS but the simple fact is that there are costs involved in running a forum as big as this is becoming - the principle one being time.
Personally I have no problem with those who invest the time receiving some renumeration. Provided it is clear that the promotion is paid-for and the businesses are checked out. Agree it might appear the start of a slippery slope and likely become an issue if one of the co's goes bad. I think Martin Lewis's moneysavingexpert is a brilliant example of how a site can be self-supporting without sacrificing content. MSE doesn't send out bulk emails or do promos. I don't really mind the 'spam' and emails as I get so much other value from the forum, but I know of people complaining already. The site will probably grow regardless and certainly change. Whether that's change for the better is for the reader to decide.
SP is diferent because any skanky little toe-rag could post BS dodgy deals and gfrequently did. This place is still a very long way from that.

With respect, I have never sent a spam email out from Property Tribes in the past two years. I send out the top discussions or the PT TV interviews. They are not spam and I am surprised if anyone would think of them as that. They should help you to keep track of the discussions as the forum updates so quickly. That is very different to SInging Pig and all its affiliates constantly sending out GRQ schemes and deals. Please keep things in perspective here. :)

We have simply done an interview regarding our service because we feel we offer somthing which is very important to a lot of landlords at the moment in the current uncertain economic climate. If it's not for everyone then that is fine... what product/service is?
When i met Vanessa the first time i informed her how i would be happy to pay for their kind introductions but i was more interested in how it & therefore Rent on Time will help Property Tribes continue to provide such a great service and forum to landlords. Secondly to help the development on the Yulpa proposition which again is going to be somthing landlords can take advantage of.
I really do hope people think our interview is an interesting watch and if what we provide is somthing that "some" landlords are looking for then that is great, if not then as i say to everyone who contacts us "good luck with all your property endevours". I would like to say that if anyone has any questions regarding what we provide at Rent on Time then we are just a phone call away and would love to hear from anyone.
Vanessa does some superb interviews with a varied substance and long may that continue as there really are no other forums like this and it certainly isn't full of pop up adverts etc. which is great.
